Description Of Changes:   1927 addition - Architect Charles Cellarius. Two 1 3/4 story frame wings: 1 with crawl space basement, the other with 1st floor 2-car garage. 2 rooms added to each floor + 1 1/2 baths. Cedar shingle siding put on entire house. 1 fireplace closed. (Picture in file without trees in the way) 1947 - Formal garden with large slate terrace + pierced-brick walls on 3 sides was designed by Eleanor Christie of Mariemont .  

Stories:

Story 1: Frank Payne was Senior Warden of St. Thomas Episcopal Church, March 1948 - Jan 1961. Children Frank H. Payne Jr. (307 Terrace Place) & Betty (Payne) Kniffen (714 Yale & 2 Kent Circle).

Frank Payne was born 4 June 1884 and died 17 December 1961. He was buried in Spring Grove Cemetery 19 December 1961, Plot: Garden LN, Section 118, Lot 90, Space 8. FAG# 79012156. Ina Payne died 11 January 1965. She was buried in Spring Grove Cemetery, Plot: Garden LN, Section 118, Lot 90, Space 9. FAG# 7901269. Their daughter, Betty Kniffen, was buried with them.


Story 2: John Gatch (625 Valley View) remembers living here until he was about 5 or 6 years old, next door to his aunt Ann Gatch (602 Miami), and again on Valley View next door to his aunt Ann Gatch (635 Valley View).
Story 3: Elinor Louise Winchester was born 9 November 1927 and died 20 January 2006, aged 78 years, buried 24 January 2006 in Spring Grove Cemetery, Cincinnati OH, Craver- Riggs Funeral Home.) Leonard J. Winchester was born in Germany and immigrated first to France and then to USA as a teenager with his parents. He died 20 June 2015 aged 91.
